Because so much of Wellen Park was built in phases, we often work several homes on one street in the same trip. If your neighbors are talking about their driveways, yours is probably due as well.

My Wellen Park home is nearly new. Does the driveway really need sealing yet?

Sooner than most people expect, yes. Pavers ship unsealed, and the joint sand between them starts washing out from the first heavy rain. Once those joints open up, weeds root in them and the pavers begin to shift. New pavers also push efflorescence to the surface as they cure, which shows up as a white or chalky film in the first year or two and gets mistaken for a stain. Letting the pavers cure, treating the efflorescence, and then sealing locks the joint sand in place and keeps the color the builder handed you. Waiting five years means paying us to dig years of organic growth out of open joints first.

Do you still serve the area if my community was built under the West Villages name?

Yes. Wellen Park was known as West Villages until it rebranded in 2021, and plenty of residents and older neighborhood signage still use the original name. It is the same master-planned area along US-41 South in the 34293 ZIP code, and we serve all of it either way. Homes from the earlier West Villages phases are the ones most likely to be on a second sealing cycle now, and some of those carry a builder-grade coat that has already started to fade or cloud. Those usually need stripping rather than a simple recoat, and we can tell you which one you are looking at on the first visit.

How do the lakes and ponds in Wellen Park affect how often I need to reseal?

They shorten the interval on the water side of the property. The master plan is built around lakes and retention ponds, and standing fresh water keeps ambient humidity high right where your pavers are. Surfaces near it stay damp longer after rain and after irrigation, and damp surfaces grow algae and mildew. Lakefront and pond-facing pool decks show it first, usually as green film or black spotting on whatever sits in morning shade. For those we generally recommend a two-year cycle with a quick look in between. A driveway on the street side of the same house can often go two to three years without any argument.
